Buying a home is one of the biggest financial and emotional decisions you'll make in your lifetime. Whether you're eyeing a cozy 2BHK apartment or a spacious 3BHK flat, it's important to plan your finances carefully—not just for the property itself, but also for the interiors that turn a house into a home.
In this blog, we’ll break down the basic financial planning required for buying a 2BHK or 3BHK home in India, along with interior design costs and what should ideally be done right after you get possession.
Pro Tip: Estimate the Total Property Cost .
Add about 10–12% on top of the basic property cost to get a realistic base line.
Budgeting for Interiors – The 10+10% thumb Rule:
One of the most overlooked costs in home buying is interior design and furnishing. A good rule of thumb is to set aside at least 10% of the property cost for interiors. consider another 10 % for interior decoration, furniture, furnishings, electrical fittings, equipments.
So, if your property costs ₹80 lakhs:
- Set aside ₹8 lakhs (minimum) for interiors & ₹8 lakhs (minimum) for decor and fit out.
- For a ₹1 crore home, keep at least ₹20–24lakhs
This includes:
- Modular kitchen setup
- Wardrobes and storage
- False ceiling and lighting
- specialized fittings and fixtures
- Electrical fittings and equipments
- Painting and wall treatments
What to Do Immediately After Possession:
Some elements of the interior should be done immediately, before you move in. These are not only essential for comfort, but often harder to change later:
✅ Modular Kitchen
Install your kitchen first. Plumbing, countertops, cabinets, chimney, and electrical points are key.
✅ Wardrobes & Storage
Bedroom wardrobes, lofts, and utility storage should be planned well.
✅ Flooring or Tiling (if redesigning)
Best done during initial stages and before fitouts.
✅ False Ceiling & Lighting
Adds a finished look, conceals wiring, and improves energy efficiency.
